One North Eden In The News
One North Eden condominium has sold 85% of its units, that is 140 out of 165, on its launch weekend on 24 April 2021. All the 1 and 2 bedroom units were fully sold by the end of Saturday, and only the 3-bedroom premium and 4-bedroom units are remaining.
The One-North Gateway site had attracted 9 bids during the tender back in 2019, an all time high that year at a time when economic uncertainty was looming. That was how confident developers are of One-North Eden in an area that has a shortage of good residences amidst the growing tenant pool coming from the likes of tech giant Razer and ride-hailing leader Grab. Given the profile of the tenants are going to be tech-savvy professionals, One North Eden condo will embrace Smart Home Technology to make living seamless within the estate. Facial recognition technology will be incorporated into the safety network on its grounds, and for those who love to buy online, there is a dedicated Smart Parcel Station to make deliveries easier.
In Dec 2020, the Singapore government has announced an even bigger budget of $25 billion to be invested in its research, innovation and enterprise, in a 5 year plan to create a more sustainable, resilient and digital Singapore. The largest allotment of the budget – 29% or S$7.38 billion – will be used to boost core capabilities in universities and A*Star Research Institutes. The One-North area will therefore be expecting a flood of investments as it is home to many of the A*Star facilities, and its proximity to the National University of Singapore.
One North Eden condo is 88.48% sold as of 17 May 2021, with its 1, 2 and 3 bedroom compact units sold on the very first day. The pool facing 3 bedroom premium units of 1119 square feet were also fully sold within a couple of weeks from the launch. However, for those looking for 3 bedroom configurations, high floor 3 bedroom premium units facing North towards greenery and Rochester are still available as of 17th May, and this stack is selling fast due to its relatively lower quantum in the development.
The next popular stack is #07, the 4 bedroom compact, because of its lower quantum compared to the 4 bedroom premium too. For the 4 bedroom premium units, #02 is more popular because it is away from the west sun, and facing the low rise educational institute, Unilever Four Acres Campus, across the street, so a good view is secured for many years.
Low floor units of the 4 bedroom premium configurations are still available on both stack #02 and #12, so if you are curious exactly what is still available in this development, check out the One North Eden Balance Units Chart.

The One North Eden Neighbourhood
One-north is a technology and business park located between Dover and Queenstown. The park was conceptualized and developed by JTC Corporation to become a R&D and high technology cluster, encompassing biomedical sciences, digital media and infocomm technology (ICT) industries. It was officially launched in 2001 with the aim of forming a “global talent hub” and a knowledge-based community where locals and expatriates can live, work and play together. Therefore, one-north is designed where the government and the private sector both contribute to create the social and recreational amenities for the people working and living the area. It is with this notion that One North Eden was conceptualized and designed.
One-North is divided into 9 main developments: Vista, Rochester Park, Biopolis, Nepal Hill, Fusionopolis, LaunchPad @ one-north, Mediapolis, Wessex and Pixel.
Vista is the business support and corporate cluster in the one-north region, and is made up of a 135-room business hotel called Citadines Connect Rochester Singapore, offices like the 20-over-storey Metropolis, residential homes like The Rochester Residences, and a retail and entertainment hub under The Star. It is the closest to the Buona Vista MRT Interchange, which connects to the other parts of One-North via the Circle Line.
Rochester Park is a heritage site located across One North Eden along North Buona Vista Road. It’s key feature are 40 double-storey black-and-white colonial bungalows that were built in the 1940s and conserved for residential and commercial use. Rochester Mall and Rochester Residences are existing buildings in the park, and the upcoming Rochester Commons will add another hotel and more office spaces to the area.
Located East of the One North Eden site, this R&D hub is the biggest in Singapore and is home to public research institutes and private research organisations across its 12 buildings. It was developed by JTC Corporation initially to support the research community with infrastructure and services catering to biomedical R&D activities, and extended its activities into translational and clinical research, and medical technology research later. It is here that brands like Procter & Gamble set up their innovation centre for R&D. In November 2019, plans are in place to add another 6 thousand square metres of retail and office space, and 35 thousand square metres of research activity space to Biopolis.
Nepal Hill, Pixel and Wessex
Sandwiched between Biopolis and Fusionopolis, Nepal Hill was envisioned as a worldwide hub for talent development and leadership training. This is where business schools like ESSEC Business School and Unilever Four Acres Campus is located, just opposite One-North Eden location.
Pixel is next to Nepal Hill, and it serves as a digital media focal point where content creators and game developers can come together to collaborate in the areas of content creation, communication and delivery.
